Dwelling houses management sector affects all levels of society starting with state and ending with person. Ant it has not only an economic content but housing and its management has a social character. Dwelling houses management will always be topical field because it affects satisfaction of people basic needs, and services connected with housing including public utilities is good of prime necessity, which has to be accessible to all levels of society. Whereas management price and dwelling house maintenance costs are one of the most significant factors in choice of management form and manager. As subject of the research serves dwelling houses management, its influencing factors and choice of economically useful management type, whereas object of the research is legal and economic aspects of housing management in the republic of Latvia. Aim of the research is evaluation of legal and economic aspects in housing management. In order to reach the aim following research tasks have been solved: The essence of management service have been determined; Classification of buildings in the groups of apartment houses have been stated; Influencing factors of management pricing and management expenses have been fixed, which are substantiated with cost evaluation both from the managers point of view, and owners point of view; Economics and Business _______________________________________________________________________________________________________________________ 2012/22 153 Evaluated algorithm of decision making mechanism for choice of management type of a dwelling house in a meeting of flat owners and algorithm of decision making without calling a meeting of flat owners; Based on the carried out research to develop conclusions and suggestions. Obtained research results prove not only competence meaning of flat owners community in choice of housing management forms, but also give a substantiated proposals for improvement of legal and economic aspects of housing management in Latvia.
