The given work has analytical and informative character on the chosen theme. The authors clear up the meaning and importance of territory concept in large-scale shopping centers as real estate object allocation planning. The authors have applied the theoretical and practical knowledge synthesis for the given carrying-out of an analysis. The general statistics was the basis for the macroeconomic situation overview. Market potential calculation was made on the basis of the analytical results data of international scale. Official real estate data and publications, Riga real estate market location research is a foundation for the analysis in microeconomic level in a current scientific paper. The carried research results the level of market saturation of the large scale shopping centers in Riga as used to be accepted as Latvian market ratio in comparison with other European countries in 2007 to 2015. According to the given paper, the large-scale shopping centers real estate market has reached the saturation phase in Riga, however for Latvia there is a certain potential to attract new markets and new opportunities to struggle. The researchers find the surplus of the large-scale shopping centers’ commercial leasable area in the medium-term and suggest the international market to accept as an option for the Latvian specialists to develop new real estate objects professionally and attract interest for the international partners for opening business in the territory of Latvian state.
